Summer appears to be here! This is great for people active in the real estate market.  More activity means buyers and sellers are more engaged and more active in their search to come to terms and make sales happen.

In many markets, activity picks up just as the kids get out of school but drops again in September when they go back.  Because the downtown area as a whole sees more investor activity than most neighborhoods, the “in season” lasts longer and provides a greater range of opportunities.

Starbucks Opens Doors of Highly Anticipated Pearl District Store on Monday

Brewery Blocks location showcases new design approach, will be the company’s 143rd LEED® Certified Store

WHAT: On June 13, Starbucks will open a stunning green-built store in the Pearl District, the company’s first new location in Portland in over three years. The store features reclaimed and other materials from across the Pacific Northwest. It is Starbucks industry-leading 143rd store designed to be LEED® certified. This is particularly fitting as the company’s first LEED certified store was built in Hillsboro, Ore., in 2006.  The Brewery Blocks location will also be the first Starbucks store outside of Seattle to offer wine and beer, as well as an extended food menu.

Key design features include:

§  Wood wall paneling from reclaimed Northwest Douglas fir

§  Locally sourced reclaimed bar tops as well as salvaged furniture pieces throughout

§  Art installation made from salvaged bike inner tubes, a nod to Portland’s cycling community

The store design reflects the industrial past of the Pearl District with a warehouse feel of exposed concrete, raw steel and glass contrasted by the warmth of rich woods and upholstery. Paying homage to the unique coffeehouse culture of Portland and the Pearl District, the Brewery Blocks location will offer a menu that features a variety of Pacific Northwest wines and beers as well as special food offerings in addition to the standard menu.

The Brewery Blocks store is the first of three new locations in downtown Portland to open this summer. On July 1, a new store will open at the 1st and Main tower. Another is slated for opening at 4th and Morrison on September 2.

Portland may finally be on verge of deal for Pearl District post office

Attempts by the city to buy the Pearl District post office — what would be the most expensive project in Portland’s most lucrative urban renewal district — finally may be coming to fruition after three years of negotiations.

Redevelopment officials confirmed Thursday that they hope to have a purchase agreement ready by summer and are budgeting nearly $64 million over five years to pay for the 13.4-acre site, the largest parcel in the central city primed for redevelopment.

What’s changed in the past year: Instead of the city offering the U.S. Postal Service 150 percent of the appraised value, postal officials would produce construction estimates for a building at a new site, perhaps near Portland International Airport south of Cascade Station. The city’s urban renewal agency, the Portland Development Commission, would cover the cost of the new facility in exchange for the old one.

That approach, officials say, would lead to a more concrete price tag more quickly.

“I think this has real possibilities,” said Scott Andrews, the PDC’s board chairman.

For nearly 25 years, city leaders have salivated at the prospect of redeveloping 715 N.W. Hoyt St. because of its size and location. Major League Baseball supporters thought the site could be perfect for a ballpark, and city leaders saw its potential as an employment hub.

After years of unsuccessful courting, officials entered exclusive negotiations with postal authorities in March 2008. But a deal never jelled, and deadlines moved to 2009, then 2010 and eventually to this past March 31. That deadline came and went, and redevelopment officials now say they are extending it another year. But this time, they expect to replace the letter of intent with a purchase and sale agreement in June or July.

Ron Anderson, a postal spokesman in Portland, said he had not heard of the latest developments but noted that real estate transactions are handled out of state. “I guess we’ll have to wait and find out,” he said.

A purchase agreement would not prompt an immediate sale, however. It would establish another nine-month window to finalize details. And even that timeline could prove optimistic.

The biggest issue is price. When the PDC was willing to pay 150 percent of the appraised value, officials said the price accounted for future zoning changes that would make the property more valuable.

Old appraisals pegged the property at about $52.5 million, or $78.75 million after the premium, said Steven Shain, who manages the River District urban renewal area for the PDC. But that number was supposed to be reduced by environmental cleanup costs, which are unknown. And postal authorities were willing to sell only if they incurred no cost to build a new facility.

The new model calls for postal authorities to buy or option land and complete construction plans — with cost estimates — for a new building, expected to be smaller than the existing processing and distribution center. Then PDC officials would use that number to buy the Pearl District building. Shain said officials expect it to be lower than under the old model.

If a binding deal is reached in 2012, redevelopment officials would allow post office operations to continue for several years while a new facility is built.

The PDC originally budgeted $34 million for the post office, hoping to raise the rest with federal or state dollars. Then officials increased the district’s debt capacity — paid for by property taxes collected from growth — from $225 million to almost $490 million, putting them in position to pay for the whole project.

Officials may be willing to spend so much because of the property’s size and location. They picture the property being transformed into some sort of employment campus with accompanying shops and housing, in the central point between the Pearl, Old Town, downtown and the Rose Quarter.

“Jobs,” Andrews said, “is always the big driver.”

Sister Coffee Company Opening Soon!

Last year Heidi & I had some great hot chocolate on a very, very cold day in Sisters, OR. The service was great. They will be a great addition to the neighborhood. We wish them great success!

A central Oregon coffee roaster is opening a new coffeehouse in the Pearl District.

Sisters Coffee Company, a coffee roaster headquartered in Sisters, will open the cafe in the ground floor of the Wyatt Apartments at 1235 N.W. Marshall St. It’s set to open in May.

The cafe will serve coffee made in a variety of ways, including French press, drip and pour-over. Breakfast and lunch menus, as well as pastries, will be on the menu, and the facility will feature a conference table and large television for public use, and a community library where customers can exchange books.

Justin Durham, spokesman for Sisters Coffee Company, said the location is two years in the making. At first, their location wasn’t available, but they kept asking when it might open up.

“We wanted this place from the beginning,” Durham said. “We looked all around the city for a spot, but we didn’t want to go anywhere else. Finally, we got the space last spring.”

Sisters has been selling wholesale beans to coffee shops in Beaverton and at Concordia University, but this is the company’s first cafe location in Portland. Durham said it will be decorated similarly to the three other Sisters coffeehouses in Oregon.

“There are a lot of native woods, there’s a big sandstone fireplace,” he said.

Durham, whose parents own the company, said they’re all looking forward to opening the Portland location.

“We’ve been working on it a long time,” he said. “It’s been a dream come true for us.”

History – Marshall Wells Lofts

A HISTORY OF THE MARSHALL-WELLS BUILDING

Marshall-Wells is a genuine 1910 industrial warehouse, with high ceilings, large windows, and original woodwork. This is a classic industrial look that other “loft” projects can only imitate.

Listed on the National Register of Historic Places in 1988, the Marshall-Wells building is one of the Pearl District’s last remaining industrial warehouses suitable for residential conversion. It is highly ranked in the Portland Historic Resource Inventory because it was specially engineered with an unusually solid structural system.

1643—A Douglas-fir seedling takes root that will in 1910 become one of the 92 massive support posts on the ground floor of the building.

1893—The Marshall-Wells Hardware Company is established when Albert Marshall, of Duluth, Minnesota, buys the Chapin-Wells Hardware Company, also of Duluth and gives the new business a new name. This is a wholesale company dealing in hardware, saddlery, paints, and mining and railroad supplies.

1901—The first West Coast branch of the Marshall-Wells Hardware Company opens its doors in Portland at the corner of SW 4th & Pine Street.

1910—The Company builds the first 4 stories of Warehouse #2 between 14th and 15th Avenues at NW Lovejoy. Nationally acclaimed architectural firm (Daniel) Burnham and Company of Chicago was also influential in the origin of the modern skyscraper and for many of the city of Chicago’s urban planning features.

1978—The Marshall-Wells warehouse is purchased from Coast-to-Coast Stores and occupied by the Layton Creations Company, pillow manufacturers.

1999—The Marshall-Wells Company warehouse is bought by Evergreen Northern LLC of Portland.

2001—Re-construction begins on the historic warehouse, turning the 7-story building into 164 classic lofts.

Fenouil Calls it Quits

Fenouil, the French-meets-contemporary-Northwest spot that’s anchored the Pearl District’s Jamison Park since 2005, has suddenly announced that it will close permanently, effective this weekend.

Final dinner service is scheduled for this Sunday, April 3. According to chef Jake Martin, he was notified of the decision yesterday afternoon, and today, the owners at the Dussin Group released the following statement:
It is with heavy hearts that we announce the closing of Fenouil, in Portland’s Pearl District.

A longtime iconic restaurant, Fenouil unfortunately was not able to weather the storm of the financial crisis and will close its doors on Sunday, April 3rd. We are extremely grateful for the efforts of our talented staff, led by Chef Jake Martin in the kitchen and Ginger Henderson-Radichel as General Manager, and everyone who worked hard each day at Fenouil. The Dussin Group is currently weighing options as to the future of the restaurant space, more details will be forthcoming as decisions are made. A final thank you to the wonderful Portland community who supported us for so many years.

“Everyone was all pretty bummed out. The owner, Chris Dussin, made the decision yesterday and we’re done on Sunday,” said chef Jake Martin, who was tasked with dropping the bomb on his staff. But expect business as usual during Fenouil’s final three dinner services over the weekend: “I’d like go out with the same bang that we came in with.”

Fenouil first opened with a splash in 2005 as a brasserie under the guidance of former Lucier chef Pascal Chureau, who said at the time that “It is the restaurant I dreamed of opening ever since crossing the Atlantic.” Martin (previously of Carlyle) took over the kitchen in March 2010, garnering positive reviews.
